A FULL RANGE OF PROPERTY MANAGEMENT SERVICES
Comprehensive Site Management
On site, our property management services include, but are not limited to, ongoing maintenance such as routine inspections and repairs, pool maintenance, landscaping, utility service and even renovations. We perform semi-annual inspections to ensure that everything continues to be in good condition, is operating efficiently and is in compliance with the terms of the rental agreement.
If the property is part of a Home Owner Association (HOA), we respond to and resolve all HOA requests in an efficient and expedient manner, ensuring the satisfaction of the property owner, the residents and your tenants.
Fees: Condominium – 6% of gross rent; single family house – 8% of gross rent; furnished properties – an additional 2% of gross rent.
Tenant Acquisition
Before approving a tenant for your property, we thoroughly evaluate credit scores, review employment history and obtain reference feedback from previous landlords to ensure the most responsible and reliable tenants are selected. We handle all the marketing and advertising, utilizing our knowledge of exactly where to place advertisements that will elicit response from qualified renters. Our high standards for tenant qualifications help reduce the potential risk of adverse tenant issues.
Fees: 5.5% of the yearly rent for the first time tenant acquisition; $500 to renew an existing tenant's lease.
Investment Package
We offer this package of services to clients desiring to build a portfolio of investment grade residential property. Our services include determining a client's specific criteria for the property, locating suitable properties in a client's desired location, and/or researching and evaulating a range of locations to identify areas with properties that provide documentable value and appreciation potential.
Once a property is in escrow we exercise due diligence to find a suitable tenant for the property to minimize vacancy days. We then follow up this process with ongoing property management to ensure the maximum investment value for our client.
Accounting Services
To ensure the efficiency, accuracy and integrity of managing our client’s financial transactions, we utilize the most advanced real estate accounting software designed specifically for the property management industry. This enables us to provide detailed, comprehensive, up-to-the minute reports to clients on a regularly scheduled basis or individual reports as needed upon request.
